Lifeline for Homeowners – Federal Assistance for all Income Earners

Borrowers on the brink of losing their homes or are in need of advice often face unhelpful lender reps, or worse yet, unscrupulous companies who take up-front fees, promise housing relief and ultimately deliver nothing.

So, where can frustrated homeowners in San Diego County turn for information that’s spot-on, frank, and best of all, free?

The little-known answer is home counselors who are certified by HUD, the country’s housing agency. The typical clients who receive services approved by HUD — Housing and Urban Development — are low- to moderate-income homeowners who struggle to make their mortgage payments or want to buy their first homes.

But as the housing crisis drags on and more government aid becomes available, the share of higher-earning residents turning to counselors for help has risen, based on San Diego-area data and anecdotes from housing officials.

Wells Fargo Will Be In San Diego Weds, Jan 25 to Meet With Troubled Homeowners

Wells Fargo will be in town Wednesday to counsel borrowers who are on the edge of foreclosure.

The workshop will run from 9 a.m. to 7 p.m. at the San Diego Convention Center’s Hall E, 111 West Harbor Drive in the downtown area.

This will be the first of three free workshops in Southern California hosted by Wells Fargo this quarter. They will be open to customers of Wells Fargo Home Mortgage, Wells Fargo Financial, Wachovia Mortgage and Wells Fargo Home Equity. Wells Fargo invited 9,000-plus customers from San Diego and Southwest Riverside counties to attend the first one.

The second workshop will be held Feb. 14- 15 at the Ontario Convention Center, 2000 East Convention Center Way in Ontario, in the Inland Empire. The final one is set for mid-March in Los Angeles.

Wells Fargo officials recommend registering but walk-ins are OK.

Foreclosure Avoidance Programs – Too Little Too Late?

A $2 billion state program that could save 100,000 homeowners from falling into foreclosure has provided relief to borrowers, but some critics wonder if the relief is too little, too late.

California, one of the hardest-hit states in the U.S., launched Keep Your Home California last year to help folks who’ve lost their jobs, seen their companies move away, or watched their home equities plummet from price-boom highs. The idea is to catch them up on mortgage payments, help them relocate after a short sale and cut their principal, by far the most controversial part of the program.

“Our goal is really simple: to help as many people as possible as quickly as possible,” said Evan Gerberding, spokeswoman for the California Housing Finance Agency, which runs the statewide program.

Those who pan the program say the assistance, funded by taxpayer dollars, isn’t enough to stem a crisis that shoved California into third place in foreclosure filings last year, with foreclosure-ridden Nevada and Arizona leading, based on recent numbers from Irvine-based data company RealtyTrac. The latest numbers from DataQuick show close to 9,500 homeowners in San Diego County alone were foreclosed upon from January to November 2011.
