World’s Most Expensive Home

When the richest man in India completed his extravagant 27-storey house in Mumbai last year, it incited a public debate along the lines of ”What’s he trying to prove?” Now, the chatter involves a different question: Why hasn’t he moved in?

The owner, Mukesh Ambani, and his spokesman, have declined to discuss the matter, leaving plenty of room for theories. One explanation is that despite the time and money lavished upon it, the building does not conform to the ancient Indian architectural doctrine known as vastu shastra .

Property Spotlight – LEED Plantinum Homes in Martha’s Vineyard

The eight homes are split between a 1,250-square-foot two-bedroom model and a 1,450-square-foot three-bedroom model, which is identical to the smaller house except for the addition of an extension for the additional bedroom. They each have a 5 kW photovoltaic array on their south-facing roofs—enough power to make the all-electric homes net energy generators on an annual basis, if the residents are exceptionally frugal.

Now how would an appraiser value these LEED homes if there are no comparables.  Appraisers have different methods when valuing properties and the sales comparison approach is just one method.  The article reports that cost was $200/SF not including land acquisition, site work and the PVs.  The cost approach may be utilized depending on the scope of work requested by the client.  Again these are two methods but there are additional ways to value properties.  Contact the appraisers at www.socalappraisalserv.com for your “green” value issues.

How One Man’s Green Home Conquered San Diego Blackout – Property Spotlight

Green Hero Bruce Haupt estimates he has invested about $230,000 on clean energy improvements for his home.

When a blackout swept across San Diego County last month, Bruce Haupt was more than ready.  Over the years, the retired electronics technician and emergency radio operator has transformed a modest Mira Mesa home into a model of energy efficiency that produces its own solar and geothermal power.

During the blackout, Haupt used his own solar-generated electricity to power home radio equipment and help county authorities assess the extent of the outage.
