In effect now; new disclosure rules for mortgages

Instead of receiving four different disclosures in various formats, as currently required under the Truth in Lending and Real Estate Settlement Procedures Acts, borrowers will receive just two. Intended to make the loan process more transparent, the new forms, created by the Consumer Financial Protection Bureau look similar and are much easier to understand.

According to the new rules, disclosures must be delivered on a timely schedule. The initial loan estimate must be provided to borrowers no later than the third business day after they submit a loan application.

Its first page shows the loan amount and interest rate, what the borrower’s monthly payment would be, estimated taxes and insurance, and how much cash is required to close.

The Closing Disclosure, outlining the final transaction, must be provided to borrowers at least three business days before the closing date. This is a major change, as borrowers typically don’t see the closing documents until they are ready to sign.

Decorating the private quarters of our younger folk is now just as sophisticated an undertaking as the rest of the house – albeit slightly more playful! Anyone doubting this notion need only look so far as Pinterest for inspiration in spades. But, where to start? From the outset, unless you are looking to completely redecorate every few years until your spawn leave home, you should consider design elements that can help you transition from age to age without a complete redo.  The room will at various times serve as baby nursery and a play room for busy infants, and eventually become something enduring that can serve them from early school days through to teens.

Where you might be prone to a slightly conservative approach with the rest of the house, the kids’ rooms are the zone where you can take some risks. “Be adventurous!  There are some amazing wallpapers available which have a wonderful hand-painted feel. 7 things to know before becoming a homeowner

1. DO A FULL CALCULATION OF WHAT YOU CAN COMFORTABLY AFFORD

Initially I played with online mortgage calculators to see how much we could afford. I got swept up in the big budgets I was seeing on the screen. Taking a step back I calculated how much we actually felt comfortable spending each month between our mortgage payments, taxes, insurance, maintenance, and utilities (call the utility companies to get an estimate of what your water, electricity, gas, and garbage may cost in the neighborhood).

Unfortunately, what we could afford was quite a bit lower than what I got from the online calculators. I’m happy I dealt with disappointment then rather than the stress of buying a house that was too much for us.

2. DON’T FORGET ABOUT CLOSING COSTS

And insurance, inspections, and immediate repairs. After being good little savers for years, we were thrilled to have enough saved for our 20 percent down. I didn’t give a ton of thought to the other expenses, because compared to the 20 percent down, how much could that actually be?    A lot.

Closing costs can be 2-5 percent of the total cost of your house. And if you’re not prepared for them, it can catch you off guard. You’ll also want to be prepared to pay any inspections (though most of ours were paid by the seller), as well as any immediate repairs that need to be made before move in. Our house was “move in ready” but it was shocking to see how much we actually spent. Aside from some smaller things, we needed to buy a washer and dryer, a new shower door, and blinds for the bedroom windows. It all adds up, so be prepared.
