Backcountry Home Has Eco-Friendly Design – 45 Minutes from Downtown San Diego

The house design and finish materials were chosen through collaboration between myself, architect John Dickinson and the owners. The year-plus planning effort included discovering how to incorporate sustainable and local building materials, maximize the use of natural light and synthesize retro vintage with Southwestern ranch motifs.

The coziness of the living room is enhanced by reclaimed wood flooring below and hand-milled cedar planking above, harvested from local trees that burned in the Cedar fire in 2003. Lift-and-slide glass door sections that retract into large wall pockets retain the grand views while adding flexibility to close off or open up the large enclosed porch area for entertainment. The kitchen’s ranch-style elements include retro appliances, a farmhouse sink, tin ceiling and brick backsplash. Other sustainable materials found in the interior are the earthen-based tile and marble accents, and honed-granite countertops.

The house incorporates energy-efficient technologies, environmentally healthy materials and natural elements of the surrounding property. Remote-controlled high awning windows allow for passive temperature control, while the insulation is free of formaldehyde. An array of photovoltaic solar panels generates electricity back to the grid. A backup generator with an automatic transfer switch keeps the well operating and the lights on during power outages. Granite stones gathered from the property were washed and set into the classic stone veneer that skirts the front of the house. Additionally, water reclamation systems were installed for native plant landscaping and water conservation.

San Diego – Foreclosures Increase from December to January

Both completed foreclosures and the number of San Diego property owners who started the foreclosure process increased in January from the end of 2011, but those numbers are down compared with figures from a year ago, real estate tracker DataQuick reported Tuesday.

San Diego County recorded 726 foreclosures in January, up 2.3 percent from December but down 24.3 percent from January 2011, the latest numbers show. The county’s peak was 2,004 in July 2008.

The movement of foreclosures, which depend on the banks, have long been erratic. But by analyzing the average number of foreclosures in certain time increments, it appears that foreclosures may be easing.

The same thing may be happening with notices of default, the documents that signal the start of a foreclosure.

There were 1,407 default filings in January, up 13 percent from December but down 9.1 percent from January 2011. The county is about 63 percent below its default-notice peak of 3,832 in March 2009.

DataQuick analyst Andrew LePage said the short- to mid-term view of the distressed market in San Diego is “cloudy.”

Drive 55 mph and Save Gas

Some of us remember the maximum speed on the freeway being 55 mph.  In 1995 the speed limit was increased to 65 mph on the freeway.   In 1995 a gallon of gas was $1.26 but now at over $4.00/gallon we may have to return to our old ways; some us already have and don’t notice much difference except for the occasional middle finger from those who have to go around us. 

Consumer reports states: This is the biggest factor. You may have to be a little patient, but driving at 55 mph instead of 65 or 75 will save you money. When we increased the Camry’s highway cruising speed from 55 mph to 65, the car’s fuel economy dropped from 40 mpg to 35. Speeding up to 75 mph cost the car another 5 mpg. One reason is that aerodynamic drag increases exponentially the faster you drive; it simply takes more fuel to power the car through the air.
