Probably easier than you think. It just takes a little thought in advance, and the patience to set things aside.

With summer holidays looming and figures from the Australian Bureau of Statistics already showing householders are increasingly keen on renovations – potentially due to a “batten down the hatches” feeling in the face of the global economic situation, and locally the subdued property market – there’s bound to be a rash of work happening over the break.

Notwithstanding the tradie drought that happens in the those first few weeks post Christmas when everyone is off enjoying their summer break, it’s the perfect time for DIY – rip out those cupboards you don’t like, tear up a few paths, or redecorate the living area.

New FHA Loan Limits

In effect, this may make the FHA the go-to financing option for borrowers needing loans up to $729,750 — with down payments as low as 3.5 percent — in high-cost areas of California, the Washington region, New York and New Jersey, and in scattered counties in other states including Massachusetts, Florida and North Carolina. Fannie Mae- and Freddie Mac-eligible loans in those areas, meanwhile, stay capped at $625,500.

Equally important, the new plan raises the FHA ceilings for purchasers in hundreds of more moderately priced markets. Seattle area buyers’ maximum FHA loan amount jumped to $567,500, while the Fannie Mae-Freddie Mac ceiling remains at $506,000. In Hartford, Conn., the limit for FHA is now $440,000 — up from $320,850; Fannie and Freddie remain capped at $417,000.

Encintas – Botanical Garden is Decorated for the Holidays

ENCINITAS —- Admirers of the collection at the San Diego Botanic Garden may find it illuminating in a more literal way this month.

More than 100,000 holiday lights will be flipped on Dec. 8 for the Garden of Lights program, which runs most nights through Dec. 30.

Adding to the glow will be a poinsettia garden decorated with many varieties of poinsettias.

There’s more than just tree trunks wrapped in ropes of light. Musical performers of many stripes perform from 6 to 8 p.m., beginning Dec. 8 with the Encore Youth Theatre Holiday Stars. Other entertainers include Peace on Earth Carolers’ “A Victorian Christmas” (Dec. 9), the Raggle Taggle Trio (Dec. 10) and River Rim Church Children’s Choir (Dec. 11). On Dec. 17, the Mariachi Imperial de San Diego puts the spotlight on the rhythms and costumes of Mexico.
